How a commercial roll-up door works
A rolling steel door is built from dozens of interlocking steel slats that coil around a drum mounted directly above the opening. The curtain rides in vertical guides, a bottom bar seals and locks it, and an electric operator (or a chain hoist on smaller doors) drives it up and down.
Because it coils overhead instead of sliding back along the ceiling, a roll-up door frees up your entire interior — which is why warehouses, storefronts, and high-clearance bays rely on them.

They're often called the same thing, but they're two different doors. Here's how to tell which one fits your building.
Roll-Up (Rolling Steel)
- Interlocking steel slats coil into a compact cylinder above the opening
- Zero interior ceiling tracking — frees up the whole space
- Needs headroom above the lintel for the coil
- Tough steel security; moderate insulation

How we fix a roll-up door that won't open
When a rolling door stops, it's usually power, a lock left engaged, debris, or a failed spring. Here's the sequence our techs run.
- 1Verify power and controls. Confirm the operator has power and the breaker hasn't tripped. Test the wall button; if it works but the remote doesn't, the remote needs new batteries or reprogramming.
- 2Check the manual lock and release. Make sure a slide-lock wasn't left engaged, and that the manual release cord hasn't been pulled — if it has, the operator is disconnected from the curtain.
- 3Clean and inspect the guides. Sand, grit, and debris in the tracks add friction and trip the safety stop. We clear and wipe them — never heavy grease, which gums up the rollers.
- 4Check the safety sensors. Dirty or misaligned beams stop the door from operating. We clean the lenses and realign them.
- 5Assess for a broken spring. If the motor hums but the curtain won't move — or it's extremely heavy by hand — a spring has likely failed. These are high-tension; we handle them, you shouldn't.

I had an exceptional experience with Elad and his team. Not only were they the cheapest by far but they were quick and professional. I’m my garage is a bit bigger than normal as it’s 7feet and 3 inches. All the other vendors wanted to put in a standard 7feet door and fill in with plywood the extra area around the garage. Elad was able to get a custom door made exactly for my garage specifications in less than half a week. I even had an old car that doesn’t run in my garage and they helped me push out of the garage. Nothing but true professionalism. Highly recommend!

I'm super happy with the quality of the work that was done. I had an old double wooden door that became detached from the framing. The door and framing had to be replaced. I obtained 3 separate quotes from local companies. The quote I got from them was hard to pass up. Super soft sell and informative. 3 days later they came out with the new door, fixed the framing and installed the door. Looks great, works great and I couldn't be more happy. I highly recommend this company.

Are overhead and roll-up doors the same thing?
No. A sectional overhead door is made of rigid hinged panels that slide up and back along ceiling tracks. A roll-up door is made of interlocking steel slats that coil into a compact cylinder directly above the opening, with no interior ceiling tracking.
Why won't my commercial roll-up door open?
Most often it's a power or breaker issue, a slide-lock or manual release left engaged, debris in the guides, a misaligned safety sensor, or a broken spring. We work through each in order to find the real cause.
Can I lift a roll-up door manually if it won't open?
Only after disengaging the operator with the manual release. A warning: if the curtain feels extremely heavy by hand, stop — that usually means a broken spring, and forcing it is dangerous. Call a professional.
Which is more secure, roll-up or sectional?
Both are secure. Rolling steel slats riding in fixed guides resist forced entry well and suit high-security commercial sites; sectional panels set behind a steel frame also provide strong lateral resistance.
Do roll-up doors save space?
Yes. Because the curtain coils overhead instead of sliding back along the ceiling, a roll-up door leaves your interior clear. It does need enough headroom above the opening to house the coil.
